We chose MKB because there were CAD drawings and a contract. The sole proprietor/builder took on the role of both project manager and tradesman, while delegating more specialised skills to dedicated tradesmen.
Some design suggestions by the builder were accepted and others rejected.
There were some requirements errors that caused consternation. This was dealt with amicably, though with considerable extra cost. Note taking and the addition of a materials and finishes sheet to the CAD portfolio would have alleviated the problem. The project description in the contract needs better wording.
