Esther James is 4305 Design's building designer. Her job is to guide you through the process of finding out what you can achieve with the available construction budget, designing the best possible scnario for your scope of work, delivering a comprehensive set of detailed construction drawings, identifying the legal requirements for your project, and whose services you need to engage to move from concept idea to approved plans.
Esther's extracurricular activities include researching emerging approaches to sustainability in residential construction. She is an advocate of the building design profession, mentors building design students and is a member and volunteer with the Building Designers Association of Australia, working towards using the built environment as a solution to climate change.

Collaboration begins with the scope of works. Our initial onsite meeting will be to familiarise ourselves with the existing conditions, you and your lifestyle, and your intentions for the site.
The budget is not something we can alter for you, but we can assist you in clarifying expected costs, and make recommendations on how to apply the most suitable and practical solutions to maximise what you will get from your construction budget both now and in the future.If you are obtaining a loan for the project, the banks will require a construction contract before issuing final finance approval.

I am renovating a 1905 workers cottage and Esther from 4305design helped me greatly with all aspects of the design. I work in the construction industry and Esther's drawing detail is first class as is her suggestions during the design phase. I cannot recommend Esther or her brother David from Thirdson Constructions highly enough. Great people to work with who made a difficult design turn into a pleasurable build with no hassles.

My husband and I worked with Esther on designing our renovation for our home. She did a great job of drawing our vision for our home and she brought lots of great ideas to the plans, improving the end result.
