If you are considering purchasing a property to develop or even developing a property you already own, carrying out Due Diligence through a thorough Site Assessment will be invaluable. We can attend site, undertake research on your behalf and provide a detailed report outlining site constraints, statutory guidelines, zoning, particularities to the site, potential development opportunities and more.
Concept design deals with the broad ideas, opportunities, constraints and the potential for the site. During this stage you can expect to discuss brief requirements, architectural ideas and spatial planning through loose sketches and concept models. Concept design begins a conversation focusing on an architectural proposal that considers and responds to site conditions and opportunities within the brief.
Following agreement on the architectural concept, the design is further refined to address feedback from earlier design stages and to include feedback from specialist consultants. Design development results in detailed CAD architectural drawings, including plans, sections and elevations that more clearly explain the design.
Planning applications, including Development Applications (DA) and Complying Development Certificates (CDC) involve the preparation of documents required to meet the relevant statutory authority requirements for building. The level of additional Consultant information depends on the scope and type of project.
The construction documentation stage prepares the design for construction. Drawings including plans, elevations and sections, together with other details and schedules are prepared to enable construction approval. These drawings will integrate the work of other specialist consultants.
